What Questions Should I Ask a Lender Before I Apply for a Mortgage?

Title card for the article: What Questions Should I Ask a Lender Before I Apply for a Mortgage?

The short answer

What questions should you ask a lender before you apply for a mortgage in Orange County? Start with whether the loan officer is licensed, which loan programs fit you, what the Loan Estimate will show, how rate locks work, what fees they charge and how fast they can close. Ask every lender for the same loan so you can compare them side by side. The answers help you choose a lender before you write an offer.

Why Do the Questions Matter Before You Apply?

Choosing a lender is one of the first big decisions you make as a buyer. The lender you pick shapes your rate, your fees, your preapproval letter and how smoothly escrow goes.

I'm Jeanette Nelson, a REALTOR® with Jeanette Nelson Real Estate, Keller Williams Realty, serving Orange County, Huntington Beach, Costa Mesa, Fountain Valley, and surrounding areas. I want first-time buyers to talk with lenders early, so their numbers are clear before they fall in love with a home.

The Consumer Financial Protection Bureau (CFPB) encourages buyers to request Loan Estimates from more than one lender. The CFPB says comparing offers can potentially save $600 to $1,200 a year. This is general information, so please rely on your lender for advice on your own loan.

Is the Loan Officer Licensed in California?

Ask for the loan officer's NMLS number and the company's name. The California Department of Financial Protection and Innovation (DFPI) says a mortgage loan originator working under its laws must hold an MLO license and be employed and sponsored by a DFPI licensee.

DFPI points consumers to NMLS Consumer Access to check an individual loan officer's license. Make sure the name and company on the record match the person you are talking with.

Which Loan Programs Fit My Situation?

Ask questions like these:

  • Which loan types do you suggest for me, and why? Conventional, FHA and other programs have different down payment and mortgage insurance rules.
  • How much down payment will I need for each option?
  • Do you offer down payment assistance? The California Housing Finance Agency (CalHFA) lists its homebuyer programs online, and they are offered through approved lenders. Programs and funding change, so check the CalHFA page and ask your lender what is open today.
  • Is anything about my situation unusual? The CFPB suggests telling your lender if you are self-employed, have irregular income or are buying a unique property type.

What Should I Ask About the Loan Estimate?

The Loan Estimate is the standard form that shows your rate, monthly payment and closing costs. The CFPB says each lender must send it within three business days after you apply.

Questions worth asking:

  1. Can you give me a Loan Estimate for the same loan type and features as the other lenders I'm talking to? The CFPB calls this an apples to apples comparison.
  2. Does this loan have a prepayment penalty or a balloon payment? The CFPB suggests asking why if it does, and asking for a version without those features.
  3. If you suggest a different loan than the one I asked for, why is it better for me? Ask for estimates on both.
  4. What are your origination charges in total? The CFPB notes these can include application, underwriting and processing fees, and some lenders itemize more than others. Compare the totals.
  5. Are you using real property tax and HOA figures? Share those numbers with each lender so the payment estimate is closer to real life.

The CFPB also notes that several mortgage credit checks within a 45-day window count as a single inquiry on your credit report. That gives you room to shop.

How Do Rate Locks Work With This Lender?

Ask, "Is my rate locked, and for how long?" The CFPB says some lenders lock your rate when they issue the Loan Estimate and some don't. Page 1 of the Loan Estimate shows whether it is locked.

The CFPB says locks are typically available for 30, 45 or 60 days, and sometimes longer. Ask what a lock costs, what an extension costs and what happens if rates fall after you lock. To see how your rate fits into your total numbers, read what you'll pay at closing as a first-time buyer.

How Fast Can You Close, and How Will We Communicate?

In Orange County, purchase contracts set deadlines for the loan and appraisal. Ask:

  • How long does your preapproval take, and what documents do you need?
  • Who orders the appraisal, and when?
  • How long do you usually need to close?
  • Who is my main contact during escrow, and how quickly do you respond?

The CFPB also lists your comfort with the loan officer and your confidence in their timeline as part of choosing a lender. It's fair to weigh both. To see what happens once you're in escrow, read what happens in escrow for a first-time buyer.

Frequently asked questions

How many lenders should I talk to?

The CFPB does not set a number. It encourages you to request Loan Estimates from multiple lenders and compare the same loan type from each one.

Will shopping with several lenders hurt my credit?

The CFPB says multiple mortgage credit checks within a 45-day window count as one inquiry on your credit report.

How do I check if a loan officer is licensed?

Ask for their NMLS number and look them up on NMLS Consumer Access, which the California DFPI points consumers to for individual loan officer licenses.

When will I get a Loan Estimate?

The CFPB says a lender must send your Loan Estimate within three business days of receiving your application.

Should I ask about down payment assistance?

Yes. CalHFA's programs are offered through approved lenders, and availability changes. Ask your lender which programs are open and check the CalHFA website.
