The Power of Pricing
What This Means for Your Home
The First Price Does the Heavy Lifting
In September, 68% of the Orange County homes that sold never reduced their asking price. On average they sold right at that price, and the median one went pending in just 11 days. Buyers know what homes are worth, and they respond to a home that is priced right the day it comes on the market.
Chasing the Market Costs Time and Money
Homes that cut their price by 5% or more took about 81 days to go pending and sold for 89.4% of their original asking price. On a home first listed at $1,094,000, that is about $116,000 less than the starting price. Today, 45% of the homes for sale in Orange County have already reduced their price at least once.
Homes Are Taking Longer to Sell
At today's pace, it would take about 122 days to sell every home on the market in Orange County, the highest since January 2019. A year ago it was 83 days. Buyer demand is at its lowest October level since 2007, with mortgage rates at 7.33% compared with 6.19% a year ago.
Many Sellers Are Pulling Their Homes Off the Market
In September, 1,042 homes were pulled off the market, 37% more than last September. Steven expects the number of homes for sale to stay high until the week before Thanksgiving, then drop through the holidays. If a move is in your family's future, the right plan starts with the right price and a timeline built around your goals.
