What Is an FHA Loan and Is It Right for My First Home in Orange County?
The short answer
What is an FHA loan, and is it right for a first home in Orange County? It's a mortgage insured by the Federal Housing Administration (FHA), made by approved lenders, for a home you'll live in. It allows a smaller down payment and more flexible credit than many loans, yet it comes with mortgage insurance and a loan limit. A lender can show you whether FHA or another loan costs less for you.
What Is an FHA Loan?
What is an FHA loan for a first-time buyer in Orange County? It's a home loan that a private lender makes and the FHA, part of the U.S. Department of Housing and Urban Development (HUD), insures. That insurance protects the lender, which is why the rules can be more flexible.

HUD describes its basic 203(b) program as mortgage insurance to buy or refinance a principal residence, covering one to four units. That means the home must be where you live, not an investment.
How Much Do I Need for a Down Payment?
HUD's Mortgagee Letter 2026-11 sets out the credit score tiers for FHA purchase loans:
- Score of 580 or higher: eligible for maximum financing. For an owner-occupant, HUD's handbook text in that letter caps the loan at 96.5% of the value, which is a 3.5% down payment.
- Score from 500 to 579: the loan is limited to 90% of the value, so you'd put down at least 10%.
That letter also adds newer credit score models starting with case numbers assigned on or after January 1, 2027, while keeping the minimum score thresholds the same. Your lender may also set its own, higher standards.

What Does FHA Mortgage Insurance Cost?
FHA loans have two kinds of mortgage insurance premium (MIP):
- Upfront MIP. HUD's Mortgagee Letter 2023-05 lists it at 1.75% of the base loan amount. It is often added to the loan.
- Annual MIP. HUD cut the annual premium from 0.85% to 0.55% for most borrowers in 2023. It's paid as part of your monthly payment.
How long the annual premium lasts depends on your down payment. Under that same letter, it lasts 11 years when the loan is 90% of the value or less, and the full loan term when it's above 90%. With 3.5% down, that usually means for the life of the loan, unless you refinance later.
This is the big trade-off. A conventional loan's private mortgage insurance can often be removed as you build equity. Compare both with your lender. See what is private mortgage insurance and how do I get rid of it.
How Much Can I Borrow With FHA in Orange County?
FHA has a maximum loan amount by county. HUD's 2026 high-cost ceiling for a one-unit home is $1,249,125. The Federal Housing Finance Agency (FHFA) lists Orange County's 2026 conforming limit for a one-unit home at that same $1,249,125, which puts Orange County at the top of the range. Confirm the exact FHA figure with HUD's loan limit lookup or your lender.
With prices in much of Orange County, this matters. If the home you want needs a larger loan, FHA may not fit, and your lender can talk with you about other options.
Are There Other Things to Know Before Choosing FHA?
- Condos need approval. For a condo, the complex generally has to meet FHA's approval requirements. Ask your lender to check early, before you fall in love with a unit. See how do I read an HOA budget and reserve study.
- Your budget still matters. Your lender will look at your debt-to-income ratio. See what is a debt-to-income ratio.
- CalHFA works with FHA. The California Housing Finance Agency's CalHFA FHA program is for a primary residence, has income limits, and requires homebuyer education for first-time buyers. Check CalHFA's page for current terms.
- Sellers see the loan type in your offer. A clear preapproval and an organized offer help it read well.
This is general information, not lending advice. A lender can compare an FHA loan with conventional and other options for your situation.
