How Do I Decide How Much to Offer on My First Home?

Title card for the article: How Do I Decide How Much to Offer on My First Home?

The short answer

How do you decide how much to offer on your first home in Orange County? Start with what similar homes nearby actually sold for recently, then adjust for this home's condition, how long it has been on the market and how much interest it is getting. Check the number against your own budget and your lender's numbers, and think about what happens if the appraisal comes in lower. The list price is a starting point, not the answer.

Where Do I Start When Picking an Offer Price?

Your offer should come from recent sales, not from the list price alone. A list price is the seller's asking number. Recent sales show what buyers have actually paid for similar homes.

I'm Jeanette Nelson, a REALTOR® with Jeanette Nelson Real Estate, Keller Williams Realty, serving Orange County, Huntington Beach, Costa Mesa, Fountain Valley, and surrounding areas. Before a first-time buyer writes an offer, I want them to see the recent sales next to the home they love, so the number makes sense to them and not just to me.

Good comparable sales usually share a few things with the home you want:

  • The same kind of home. A detached house is compared with detached houses, and a condo with condos.
  • Similar size. Square footage, bedrooms and bathrooms in the same general range.
  • The same area. Ideally the same neighborhood or tract.
  • Recent dates. Closed sales from the last several months, plus homes that are active or pending right now.

How Does the Local Market Change My Offer?

Prices behave differently from city to city and from one type of home to another. In my July 2026 market snapshot, single-family homes in Fountain Valley sold for an average of 104.00% of list price and spent an average of 14 days on the market. In Huntington Beach, single-family homes averaged 98.70% of list price and 26 days. Huntington Beach condos and townhomes averaged 96.50% of list price and 39 days.

Those are averages, so your home may not follow them. They do show why the same offer strategy won't fit every street. A home that just hit the market with several showings a day is a different situation from one that has been listed for six weeks.

A few questions help shape the number:

  • How many days has the home been on the market?
  • Has the price been reduced?
  • Are other offers expected, and is there an offer deadline?
  • What do the seller disclosures and any reports already show about condition?

How Do I Make Sure the Offer Fits My Budget?

Decide on your comfortable monthly payment before you fall in love with a house. The Consumer Financial Protection Bureau (CFPB) encourages buyers to figure out what they want to spend, which can be lower than the most a lender will approve.

Ask your lender for a Loan Estimate or a written estimate at your target price. The CFPB explains that a Loan Estimate shows your estimated interest rate, monthly payment and closing costs. If a higher offer changes your payment or your cash to close more than you're comfortable with, that tells you where your ceiling is. You can read more about the cash side in What Will I Pay at Closing as a First-Time Buyer in Orange County?.

What if the Appraisal Comes In Lower Than My Offer?

Your lender orders an appraisal to estimate the home's value. If it comes in below your price, the loan is usually based on the lower value, so you may need to cover the difference in cash, renegotiate or cancel.

The CFPB notes that a low appraisal can often be used to negotiate a lower price. It also says you can review the appraisal for errors and ask the lender to reconsider the value. If the seller won't adjust, you may want to cancel, and your contract may set costs for doing that.

This is why your appraisal contingency, and how long it lasts, matters as much as your price. We talk through it before you sign.

How Much Deposit Should Go With My Offer?

Your offer usually includes an earnest money deposit, held in escrow. It shows the seller you're serious. If the sale closes, it goes toward your purchase.

California Civil Code Section 1675 covers liquidated damages in the purchase of a home of up to four units that the buyer intends to live in. If the amount actually paid under that clause is 3% of the purchase price or less, it is generally valid unless the buyer shows it is unreasonable. In plain terms, your deposit can be at risk if you back out without a valid reason after your contingencies are removed. This is general information, not legal advice, so please ask a real estate attorney about your specific contract.

Frequently asked questions

Should I always offer below the asking price?

Not always. Whether to offer below, at or above the asking price depends on recent sales, how long the home has been listed and how much interest it has. In some Orange County cities, homes have recently sold above list price on average, and in others slightly below.

Should I offer over the asking price to win?

Price isn't the only thing that makes an offer stronger. Clean terms, a solid pre-approval and a timeline that works for the seller can matter too. Only go as high as your budget and the likely appraisal support.

Can I change my offer after I submit it?

Until the seller accepts, you can usually withdraw or revise it. After both sides sign, changes need written agreement.

What happens if my offer isn't accepted?

The seller may accept another offer, counter yours or not respond. A counter offer lets you accept, counter again or walk away.

Who decides the final offer price?

You do. My role is to show you the recent sales and the tradeoffs so you can make the decision with clear information.
